The Level 2 Report goes beyond a basic valuation — offering a clear overview of the property's condition, identifying visible defects, and providing practical recommendations.

While less detailed than the RICS Level 3 Building Survey, it still follows the strict standards and format set by the Royal Institution of Chartered Surveyors (RICS) — ensuring a professional, structured, and reliable assessment every time.

What is Included in the Level 2 Homebuyer Survey?

  • ​A full visual inspection of the accessible interior and exterior of the main building and any permanent outbuildings

  • Condition ratings (1–3) for key elements such as roofs, walls, windows, doors, floors, and ceilings

  • Checks for signs of damp, movement, wear and tear, and other visible defects

  • Commentary on insulation, ventilation, and basic energy efficiency

  • Visual review of accessible parts of services — heating, electrics, plumbing, and drainage (no testing included)

  • Observations on legal or planning matters where relevant (e.g. extensions or alterations)

  • Clear, jargon-free reporting with colour-coded condition ratings and photographic evidence throughout

  • Optional Insurance Reinstatement Cost (if required)

  • Optional Drone Inspection available on request — for closer assessment of hard-to-reach areas such as chimneys, roof slopes, and valley
