Check-in & Inventory Report
Our most comprehensive start-of-tenancy service combines a detailed Inventory Report with an in-person check-in. We record the condition and contents of the property, take meter readings where accessible and record keys provided. The inventory can then provide a clear reference point for the tenancy.
Inventory Report
A detailed record of the condition and contents of the property at the start of a tenancy. Rooms, fixtures, fittings and contents are recorded, together with existing wear, damage and other relevant observations, supported by photographs.
The report provides a useful record for both landlord and tenant to refer back to during and at the end of the tenancy.
Mid-Term Property Visit
A mid-tenancy visit providing a general record of the property's visible condition and any matters apparent at the time of the visit. This can help landlords and managing agents identify maintenance matters or other issues that may require attention during the tenancy.
A mid-term visit is not a building survey or specialist inspection.
Check‑Out Report
At the end of the tenancy, we compare the property's condition against the original Inventory Report and record relevant changes, damage, missing items or deterioration identified at check-out, supported by photographs.
The report provides an impartial record that can assist the parties when considering the return of the tenancy deposit or any proposed deductions.
