Drone Roof Inspections
A Closer Look at Difficult-to-Access Roof Areas
Roof areas can be difficult to view properly from ground level. Our drone and pole-camera roof inspections provide closer photographic views of accessible roof coverings, chimneys, flashings, gutters and other external roof elements, where access, weather conditions and flight restrictions allow.
We offer two levels of roof inspection depending on whether you require photographic evidence only or a surveyor's written assessment.
Photographic Roof Inspection
Our Photographic Roof Inspection provides high-resolution images of visible and accessible roof areas using drone and/or telescopic pole-camera equipment.
The photographs can provide useful evidence of roof coverings, chimneys, flashings, gutters and other external elements that may be difficult to view from ground level.
This service provides photographic evidence only and does not include a surveyor's assessment of the roof's condition or a written condition report. It may be useful where you require images for your own records or to share with a roofing contractor or other professional.
Roof Condition Report
If you require professional commentary as well as photographs, our Roof Condition Report combines drone and/or pole-camera imagery with a written assessment prepared by an AssocRICS-qualified surveyor.
We review the visible roof elements and report on their apparent condition, highlighting significant defects or deterioration identified from the areas that can be inspected.
The report provides practical guidance on matters that may require maintenance, repair or further investigation.
This is a visual, non-intrusive inspection. Concealed construction and areas that cannot be safely viewed are outside the scope of the inspection.
When Should You Book a Roof Inspection?
A roof inspection may be useful where you have concerns about the condition of a roof, following storm damage, when reviewing previous roofing work, when planning maintenance, or where roof areas cannot be adequately viewed from ground level.
Drone inspections are subject to suitable weather conditions, safe operating conditions, access and applicable flight restrictions. Where drone use is not appropriate, a pole camera may be used where practicable.
Frequently Asked Questions
What is a drone roof inspection?
A drone roof inspection uses aerial photography to obtain closer views of roof areas that may be difficult to see from ground level. Depending on the property and conditions, we may also use a telescopic pole camera. This can provide useful photographic evidence of visible roof coverings, chimneys, flashings, gutters and other external roof elements.
What's the difference between a Photographic Roof Inspection and a Roof Condition Report?
A Photographic Roof Inspection provides images of the visible roof areas but does not include a surveyor's assessment of their condition. A Roof Condition Report includes photographic evidence together with written commentary from an AssocRICS-qualified surveyor on the apparent condition of the roof and any significant defects or deterioration identified.
Can a drone inspect every part of a roof?
Not always. The extent of inspection depends on the property's location, surrounding obstacles, weather conditions, access and applicable flight restrictions. Some areas may remain concealed or inaccessible. Where appropriate, a telescopic pole camera may be used as an alternative or in addition to drone photography.
Do I need scaffolding for a drone roof inspection?
Usually not for the purposes of obtaining external photographs. Drone and pole-camera equipment can provide closer views of many roof areas without scaffolding. However, scaffolding or other specialist access may still be required where physical access is necessary for repairs, testing or closer investigation.
Does a drone roof inspection include the inside of the roof?
No. A standalone drone roof inspection relates to externally visible roof elements. It does not include inspection of the roof void or concealed construction. If you are purchasing a property and require a broader assessment of the building, a RICS Level 2 Home Survey or Level 3 Building Survey may be more appropriate.
How much does a drone roof inspection cost?
Our fees depend on the property, location and level of service required. Contact us with the property address and details of your concerns and we'll provide a personalised quote.
Where appropriate, drone or pole-camera roof inspection is included within our RICS Level 2 Home Survey and Level 3 Building Survey services at no additional cost, subject to access, weather conditions and applicable restrictions.
